What’s covered in the 8% Najib Property Management fees?

Our property management fee of 8% + GST covers Rental Payments, Rent arrears, Tenant follow-ups, Maintenance, Property Management on Renovations and Tenancy Tribunal orders.

How does Najib Property Management handle maintenance and repairs?

At Najib, we maintain a network of trusted contractors and vendors who handle all maintenance and repair tasks. We coordinate the work, ensure it’s completed to the highest standard, and keep property owners informed throughout the process. This ensures your property is well-maintained and any issues are addressed promptly and efficiently.

Who is entitled to the 3 months of free management?

The three months of free management offer is available to all new clients who sign up with Najib Property Management. This offer provides a cost-effective introduction to our property management services, helping you save on management fees during the initial period. See Terms and conditions.

Why should I take out landlord insurance?

Landlord insurance is crucial as it provides financial protection against a variety of potential risks, including property damage by tenants, loss of rental income, and liability claims. It ensures that you are covered for unforeseen events that could result in significant financial loss, offering peace of mind and safeguarding your investment.

How often will you inspect my property?

We conduct property inspections quarterly, carried out by our dedicated Leasing Agent. Having a Leasing Agent allows our property managers to focus on maintenance, tenant, and landlord enquiries, ensuring a high level of service and attention to detail. This regular inspection schedule helps to identify and address any issues promptly, maintaining the quality and value of your property.

Najib Property Management Offers - Terms and Conditions

  1. 3 Months Free Management

    • Eligibility: Available only to new Najib landlords who sign a property management agreement with Najib Real Estate.
    • Limitations: Must be with Najib Property Management for 1 year or the 3 months free management will be void.
    • Duration: The 3 months of free management will commence from the start date of the property management agreement.
  2. Rental Filled Within 4 Weeks

    • Eligibility: Available to new landlords who sign a property management agreement with Najib Real Estate.
    • Coverage: If Najib Real Estate fails to secure a tenant within 4 weeks from the date the property is listed, Najib will cover the rental payments from the 5th week until a tenant is secured.
    • Conditions: The property must be presented in a rentable condition and comply with all relevant regulations and standards. Any delays due to non-compliance will void this offer.
  3. Moving from Current Property Manager to Najib

    • Eligibility: Available to landlords who move their property management from another property manager to Najib Real Estate.
    • Coverage: Najib Real Estate will cover the cancellation fee on a case by case basis. Please contact us for more details.
    • Conditions: The landlord must complete the changeover form. The cancellation fee coverage will be applied as a credit towards future management fees with Najib Property Management.

General Conditions:

  • Offer Validity: All offers are subject to availability and may be withdrawn or amended by Najib Real Estate at any time without prior notice.
  • Dispute Resolution: Any disputes arising from these offers will be handled in accordance with Najib Real Estate's standard dispute resolution procedures.
  • Acceptance: By participating in these offers, landlords agree to the above terms and conditions.
